Most of the site is classified as low to moderate habitat value due to prior ranching. Bloom’s proposed design will preserve multiple open space corridors and natural drainage ways to allow wildlife movement across the property. Homes next to these corridors will require pet-containment fencing, and undeveloped areas will be re-vegetated with native grasses and shrubs to restore habitat.
Since the proposal only includes 32 homes, traffic impacts will be minimal based on the professional Traffic Impact Analysis conducted by LSC. Internal streets will be private loop roads and cul-de-sacs, designed to prevent cut-through traffic. The main entrance will be located at Bayou Gulch Road and Presidio Parkway. All internal roads will be built to Douglas County standards and maintained by the Bloom Metropolitan District.
There will be an internal trail system through the neighborhood, with walking paths and wildlife viewing areas. These trails are designed primarily for residents, but they will connect into the broader trail landscape to allow access to parks, schools, and downtown Parker via the Cherry Creek Regional Trail.
Yes, there will be perimeter fencing that will be modest in size and fit with the natural landscape. Homes along wildlife corridors will also have required pet containment fencing.
Homes will be designed as low-profile, modern mountain houses that blend into the rolling ranchland using natural materials and muted colors. There will be seasonal landscaping with clusters of native trees and shrubs. 30% of the site will remain as open space to protect natural drainage, views, and vegetation with less than 7% of the site being taken up by the homes themselves.
Lighting will be designed with a low-impact approach and will follow all Douglas County lighting standards. Fixtures will be shielded and directed downward to protect the night sky and maintain the area’s rural feel and starlit nights.
Yes. Bloom will coordinate with the Douglas County School District to ensure capacity and will make cash-in-lieu payments and impact mitigation contributions as required. Fire protection will be provided by the South Metro Fire Protection District, with stations located nearby in Pradera and along Bayou Gulch Road, ensuring adequate response times.
No. Bloom will be served by the Parker Water and Sanitation District (PWSD), which has confirmed adequate capacity for the 32 homes. Bloom’s infrastructure upgrades, like looping water mains and new connections, will actually strengthen the overall system and won’t reduce supply for existing residents.
The project is currently under review with Douglas County. If approved, infrastructure construction (roads, utilities, and trails) would follow, with homes built gradually as custom residences are designed and purchased. Full build-out will take place over several years, depending on market demand.
